KEY ISSUES
• Creation of a massing model from a conceptual design charrette with interested developers.
• High density development with pedestrian oriented green spaces, and a walkable "green street" separating the housing and leasing components.
• Implementation of new zoning ordinances created by light-rail transit on University Avenue. Zoning study to determine parking requirements for the various program uses.
• Design responds to the rhythm of the existing Lexington Ave. corridor, and has a strong entry presence from the Lexington Ave. light-rail stop.
